What is a condominium renovation fund for?

A fund for major common works
Roof, facade, heating, lift: the common parts of a building age, and replacing them is expensive.
The renovation fund sets money aside year after year to finance this work without sudden calls for funds from the co-owners.
A fund that belongs to the community
The fund is part of the assets of the community of co-owners (art. 712l of the Swiss Civil Code).
When a unit is sold, the seller does not get their share back: it stays in the fund and benefits the buyer, which may be reflected in the price.
Is it mandatory?
Not today. The Civil Code allows the co-owners’ meeting to set up a renovation fund (art. 712m para. 1 no. 5) without requiring it: it all depends on the condominium regulations or a decision of the meeting.
On 13 May 2026, the Federal Council adopted a draft revision of condominium law. It does not make the fund mandatory, but would allow co-owners to ask a court to create one after the meeting has refused. The draft is before Parliament and not yet in force.
How much to pay in?
The law sets no amount. In French-speaking Switzerland, practice recommends paying in about 0.2 to 0.3% of the building’s fire insurance value each year.
The meeting sets the amount on the administrator’s proposal, depending on the age of the building and the work ahead.
The administrator’s role
Each year we propose the amount of the contributions, keep the fund’s accounts with rigour and prepare the meeting’s decisions on upcoming work: transparent management, for a condominium that stays harmonious.
